We offer three levels of service:

Full management service

we take on after every aspect of the rental including behind the scenes administration and practical requirements including

  • Marketing: we’ll advertise your property on Dwellings, Zoopla, On the Market, Primelocation, Bury Times websites and showroom displays and rental list at our town centre offices and our distinctive “To Let” boards.
  • Accompanied viewings: we will arrange viewings and accompany prospective tenants around your property in accordance with your individual requirements.
  • Tenant referencing: we partner with Let Alliance to provide credit checks, employment references and landlord’s references.
  • Rent Guarantee and Legal Cover insurance:  Let Alliance will pay your rent until vacant possession is gained as well as the legal costs. There is no policy excess.
  • Safety checks: on your instruction we can arrange your Energy Performance Certificate, Landlords Gas Safety Certificate and Electrical Periodical Certificate.
  • Tenancy Agreement: Assured Shorthold Tenancy Agreement, minimum period 6 months.
  • Utility bills: we’ll advise your gas, electric, water and council tax providers about the change in tenancy at your property.
  • Rent collection: we’ll organise the standing order arrangements with your tenant, pay you by bank transfer and send you monthly statements.
  • Tenant point of contact: will be the tenants’ first point of contact for all financial, environmental, maintenance and repair issues.
  • Serving Notice: when you need your property back, we’ll make it happen serving notices, checking inventories and arranging the appropriate repayment of deposits.

Let only

Tenant Referencing & holding deposits

Before offering you a tenancy we will apply for references, complete credit checks & right to rent checks.
You will pay a holding deposit equivalent to 1 weeks rent.

When signing for your tenancy you will pay 1 months’ rent in advance and a deposit equivalent to 5 weeks rent.

Please note: if your references/credit checks are not acceptable or you withdraw your application your holding deposit is non-refundable.

Dwellings opening hours are Monday to Friday between 9.00am to 5.00pm, Saturday between 10.00am to 2.00pm and you can contact us on 01204 881500 or complete the online repair form.
